  4. Only qualified buyers will make it through to closing
  5. Buyer Financing either by owner or lender is critical

As mentioned we provide options for a business owner wanting to sell. There are three different ways that a business owner can sell his or her business using A.S. Radin & Associates. ALL three ways assure that the 5 rules mentioned above are being followed. Selling without experienced representation is like representing yourself in court - you will have a fool for a client (no offense).


1. Full Business Broker Representation
This option is similar to the standard business broker representations but we have the most advanced systems to target and qualify new buyers on an ongoing basis.
  • NO Up front fees - we only get paid when it sells
  • We invest our own marketing funds into confidentially promoting it
  • Exclusive 9 Month Listing Agreement Period (we will confidentially co-broker)
  • We represent you and you will never meet or speak to a buyer without us
  • We do not take every listing that comes along so we may focus on the best
  • FREE Market Valuation and we will recommend the price for your business
  • Three step to listing - we do not ask for anything signed in the first meeting
  • Includes Listing and Marketing to our own Business Buyer Pipeline

FEE - Standard 10% commission on selling price (may lower in larger deals)


2. For Sale By Owner (FSBO) Training
This option may be one-of-a-kind in North America. We will train you on selling your business in the Western New York market using the same systems we would use. This is a Six Hour Training Session by Scott Radin himself that includes...
  • Protecting Confidentiality and the confidentiality docs to use
  • Qualifying Buyers and how to determine if a buyer is qualified
  • Finding and Targeting qualified buyers (you will be amazed how easy it is)
  • Showing The Business - how to tour a buyer around the the ?'s you will get
  • Taking The Buyer from tour into getting an offer - the mentoring way
  • Understanding the Asset Purchase Agreement - the real offer agreement
  • Managing Due Diligence between offer to close (most deals implode here)
  • Includes all of the agreements necessary for the transaction
  • Includes Listing and Marketing to our own Business Buyer Pipeline

FEE - One-Time FSBO Training Fee is $1200 and is done by Scott Radin


3. Business Broker - For Sale By Owner (FSBO) Hybrid
This option combines some of the great business brokering benefits with some of the FSBO training benefits to form a hybrid seller program. This program comes in two parts - Buyer Process Training and Broker Representation Services.

Three Hour Training -

  • Protecting Confidentiality and the confidentiality docs to use
  • Showing The Business - how to tour a buyer around the the ?'s you will get
  • Taking The Buyer from tour into getting an offer - the mentoring way
  • Understanding the Asset Purchase Agreement - the real offer agreement
  • Managing Due Diligence between offer to close (most deals implode here)

Broker Representation Services -

  • Targeting and Finding business buyers using all of our sources
  • Includes Listing and Marketing to our own Business Buyer Pipeline
  • Qualifying these business buyers then turning over to you
  • Consulting with you in every area of the process - other than legal

FEE - $600 for training then monthly marketing and consulting fee of $200 per month for nine months or until business sale closes - whichever comes first. At least 50% of the monthly fee goes directly toward marketing your business.
